I decided to take my future inheritance (all in stocks) and help my brothers and sisters diversify our future money.

The people that sold us #15 rental (#15 thread ) referred us to the sister of a very ill person.

To give some context, what I'm needing done is as follows: roof repair, 3-5 floor joists replaced or "sistered", surface mold remediation, 3 bathrooms remodeled, hardwoods sanded/buffed/finished, exterior and interior paint, drywall repair, granite countertops and new appliances in kitchen, new HVAC and ductwork, branches cut away from roof, gable vent repair, insulation.  

Over three years ago, my family rented a private house to a man, who brought with him three women: his cousin, his sister, and her daughter.

I saw it on a house my sister did, so I know how it looks "live."

About 15 years ago my uncle passed away and left his house in Oakland to my sister and I.

Except the "tenant", who was living there for free because his sister was the previous owner, wasn't on any kind of lease. 

I've been involved in rental residential properties since the end of 2012 when I was still seventeen, and have worked with my sister to purchase 23 units (SFH, duplexes, triplexes, and fourplexes) in Phoenix, AZ and Atlanta, GA.

We have a nest thermostat installed in the "owners" unit (my sister) of one of our properties.

Obviously they have to qualify on their own merit, but when a tenant tells me they like the area bc their sister/mom/etc lives in the neighborhood, I expect they'll stay awhile..
