A routine inspection may bring these things out.

He really just wants the money to grow.Even thought about house flipping to increase the 1 million a little to get some more properties but looking for more insight Assuming you aren't in NIgeria or China doing the bait and switch routine . . . ;-)You haven't stated what his goal is.

In the end, I will keep growing my RE while not being bored in the same routine W2 position.

Not sure they do them routinely now.  

The police use to routinely drive around the neighborhood, but they no longer do...Property itself is beautiful and I have great tenants.

Does it do this routinely? 

These are maintenance costs and cap ex is usually bigger item that you expect to repair, replace on a more routine basis.
