Its nice to say that unlike a handful of years ago, I'm way too busy to go out and bid a random person's job that didn't come to me from a referral and I have no relation to.

We just went with our realtors referral, which was a huge mistake because when the water was turned on my upstairs bathroom wasn't properly winterized.

Yes, that is likely in a B or C area and being out of the area I would want help through you, with local rehab contractors and a referral to a great property management company.  

I will be developing a relationship where I am providing tremendous value to the owner, and if they do sell the house thats great too because it will generate referral business.I have already set up the MLS to send me updates that are possible candidates for flips, because I am personally looking to flip my first property.
