If I had a choice I would definitely pick the new construction.

Pick one of the markets you mentioned and pick a great team that you can have in place. 

We just had an eviction thrown out from over a year ago on a property we manage, (eviction was not done by us) the judge communicated that an eviction is only to remove tenant from the premise and restore your possession. 3) I'm not sure there's a perfect answer here but what we do is include a clause in our lease that we will move the items to storage for 30 days and the tenant can pick them up at their cost. 4) May be worth it but most of the time it is not in my experience.

and/orcan you pick a market 1-3 hours away from Seattle and look there?

Seminole for Example has a lot of great traffic and tons of spots to eat, drink, socialize for adults and kids.I know Cape Coral is picking up in terms of STR's with the complettion of the 7 Mile Island and more construction lately.

I would suggest picking up a copy of the book I co-authored titled Lend to Live: Earn-Hassle Free Passive Income in Real Estate with Private Money Lending.

I have picked up a curiosity and even passion for short-term rentals and hope to own my own STR property in the area of the University I am attending. 

They strongly prefer to do everything holistically so I don't think I could have just picked having the returns done. 

I registered our rentals with them and didn't get a hit although I have been getting inquires from other insurance companies via traditional listing sites.I'm happy to inform all of you that  after I posted  here that we are fully booked again and received multiple inquiries when I listed one unit at a lower rate until demand picks back up.Thank you all for your insights, they were very helpful.It was just the strangest thing, after bring fully booked with multiple properties since 2016 I guess there is just more competition and less demand so we really need to stand out.
