Upon taking possession and trying to transfer the warranty with the company the Selling realtor provided receipts for, I came to find out the receipt the previous Owner provided was a quote form that they’d signed and faked to look like a signed service agreement.

We aren't planning on moving and could claim adverse possession (PA just changed to 10 years), but from everything I read this sounds like not a viable solution.

However, the CARES Act absolutely pulled the rug out from under landlords and overrides decades of landlord-tenant legislation and case law at the state level, as well as hundreds of years of basic contract law, by banning evictions for non-payment of rent for 120 days.Under this Federal Law, a tenant who stopped paying their rent in March would have no repercussions whatsoever until July 28th, at which time the landlord can issue a 30-day notice, wait the required 30 days, and then get in line to wait for a court date with an overwhelmed local court system in hopes of regaining possession of their rental unit.Even the best prepared landlord would have a very tough time weathering six months with no rent and no recourse.

The Pulaski County Courts have not yet rescinded their order stating that they would not be issuing Writs of Possession, but the Supreme Court order is a good first step.

In Jay's Book on Negotiating Real Estate, he mentions referencing a company policy during a negotiation that states the company must take possession of the property at closing (no lease-back), which seems fairly straight forward, but definitely could have caused some headaches if it wasn't followed.

In Pulaski County, only one Judge will issue Writs of Possession at the moment, and I don't believe that the Sheriff's Office will execute the Writs yet.

The lease says "If the Tenant remains in possession after the Termination date, and the Landlord accepts rent payment from the Tenant, this Lease Agreement shall become a month-to-month tenancy that renews automatically each month until it is terminated by either the Landlord or the Tenant by providing a written notice to the other party not less than 30 days before the date that tenant’s next rent payment would normally be due".
