Other websites you could post on: ForSaleByOwner.com, Facebook Marketplace, Craigslist, Houzeo, Unreal Estate, Isoldmyhouse.com, HomeCoin, Beycome, FizberIn the listing, mention that you are selling it as is.

However, if those sellers put their house in some kind of marketplace they would get a higher price and investors know that.For instance, I have investors call me all the time wanting to buy properties that are not on the market.

Many people online will tell you you can QuickClaim it yourself (which you can), but I always use an attorney. 

I will not respond to online requests but if I am directly asked, I will take Tom T’s advice and state that they rented from me for the 13 months and have paid in full.  

My mentorship was not an online course but rather weekly accountability calls and guidance through whatever roadblock I was encountering, which most of the time was my mindset.

Perhaps give them an option of submitting the info to you via email or an online form -might save you a few dollars in return postage.
