Citizens Bank has an online only for 4.5% no fees. 

Your goal is to get a tenant who can navigate an online portal for maintenance request and paying rent online.   

And if you guys know any hot market places that will appreciate greatly, I would love to know!  

@Max Bellino For smaller properties like your 2–4 unit multifamily buildings, an online cost segregation study is a quicker and more cost-effective option, providing sufficient accuracy for straightforward properties.

Does anyone do an online application?

I furnish about 80% of my properties off of facebook market place and places like that. 

You would have preferred to see our properties like a marketplace listing, but that is not how we operate.  

We have been leasing a few in Mustang and SE OKC here recently in the off season and had good luck finding tenants from Facebook Marketplace.

We now invest in the Detroit market place where we have established a great team on the ground and are finding properties with great numbers.

So far, I've used Facebook Marketplace, Zillow, Roomies, Craigslist, and Roomster, and I was able to get some level of interest initially, but haven't had a ton of luck since then, so I'd love to hear some ideas.
