For this post, the long story short is that no cats were on the application but lo and behold, there are 4 cats in the house during my first inspection.

There was a trap in roof however I been told by realtor and inspector that it will be replaced and there was no known leaks.

Building let's you figure out what role you want in the venture because the scale is small, but buying a portfolio gives you no time and experience to figure that out.

and that was owner occ.. todays rates are pretty normal actually. what you can do if you want though is find a really good HML and let them place a loan for you making 10 to 12% while your wait for things to change to a situation that you feel you want to move forward be more net return than buying a rental thats for sure. of course no tax bene's but there really is not that much tax benefit on one rental.. so just some alternatives. 

No one lives in it and it gets hauled out a few times per year. 

High property tax isn't an automatic 'no', but is one negative factor in my analysis.

Hi Grace, I have an amazing DSCR lender that has no seasoning period requirement and an amazing property manager (both a lot of my clients and myself have used!).

They have no cash to qualify for a rental or even pay for the move.
