I would still keep an open mind for other parts of the state (i.e. central, western Mass) as I have found that good buys on multi-families are more prevalent.

I would have to agree that Mass. is not Landlord friendly.

I've been pricing in a high vacancy accordingly as well, up to 20% in some cases.Whats scaring me lately in Connecticut is the mass exodus of the middle class who I used to rent to.

Last year I sent out a mass text to all tenants to drip faucets, open cabinets under sinks, and keep heat at 60+, I gave a rent credit incentive and last year everything went smoothly.  

If someone calls me from my website or a postcard about selling their house, but we can't make a deal at that time, is it legal for me to send them a text at a later date from a mass text service?
