Use of Mass Law. 40B for development of property

I'm wondering how many people have used the Massachusetts 40B law to develop property. I'm currently reviewing about an acre lot on an island in Massachusetts. The town qualifies for 40B use however I'm wondering if its worth using.

The property is a mixed use property at this point. The property
is 4 separate lots, 3 being commercial and 1 large lot to the rear is residential.

Does anyone know if the entire lot was developed as a mixed use
building would the 40B apply?
