Basically her lease runs out end on October of this year.I want her out as she has been extremally mean and nasty.I already told her (verbally) that her lease wont be renewed.Do I need to sent her the official letter for early lease termination?

STRENGTHS- strong affordable housing market- cool city with a great feel- nicely mixed neighborhoods with properties in need of repair next to nice homes- large university, robust medical community- decent rents overall, currently trading at 8-10% cap rates- Micron promises growthWEAKNESSES- Micron hype is making people spend way too much on properties- pesky code compliance inspections here too- student housing area is incredibly compact and difficult to get in to- difficult to predict if a property will benefit from renovation or not- contractors are overwhelmed, difficult to get estimatesSummary: Syracuse is experiencing a lot of change right now, in a good way.

I have seen it extended with an LOE - letter of explanation as well.Make sure that you have all of the information on the renters like contact info, length of time renting units, pets, and on the walk through make sure the units are well kept if you plan on keeping renters.

The purchase would likely need to be consummated at the higher price in order to establish the "damages" to which you are referring... and then I would refer you back to the other potential issues I raised with respect to a negligence claim.Responding to a demand letter with "go pound sand" is not the same thing as defending a lawsuit.I just don't see any attorney taking this $12K case to trial and that is what you are suggesting as the end game.

In this day n age a buyer either has there pre-qual letter, a verification of funds, or nothing.

If he/she is there on a work permit or study permit I would ask for that paperwork including job letter and/or acceptance letter to school.

Im assuming it would be up to the sheriff in ur area to remove immediately or will tell u to write a 10 day notice letter stating to leave or sheriff will remove and up to 90 days in jail and fines and court costs.
