They do look promising for cost and location.

Some of the locations are starting to disallow rentals.  

Are you located in the Capital Region?  

If they think they have an "Airbnb" Unless they own the publicly traded company, then they only have a STR, or a vacation rental if they have a nice place/location.

And proximity to hospitals is key, within 15 minutes is what I seek.When I was trying to determine demand for our area, I selected about 20 listings near the location I was focused on, and tracked them for several months.

To win the STR game, especially if you're a new entrant, the most important aspects are 1) Amenities2) Location3) Property type4) UniquenessAll are geared toward you standing out on Airbnb/VRBOHot tubs, fire pit, bowling alley, pools etc. or being in the best location in an area as well as being to host a large group are all things to help you win.

I am not quite sure what you are asking here but if it is where are they located then the answer is in many places.

Our guests are out golfing, hiking, skiing, etc and seem to want a conveniently located place with a full kitchen and bath when they get back -- and that's who we market to.

I’d think it would sell reasonably quickly given where it is located. 

For example, Pinal County has the highest projected population growth over the next 30 years, but I’m not sure if that necessarily makes it a better market than Phoenix for long-term investments.When evaluating a location, what are the most important things you focus on?
