However, it doesn't take a lot of tweaking to adjust your business plan to more of a -buy fix rent then exchange later- model with the intent to hold for "productive use" and a slightly longer time horizon.

For reference, I think if you look at the market performance of many larger funds over long time horizons decent ones compound at about 10% - 12% at least if you look at the last 10 years.
