Are they Buy and Hold investors who are looking at the 10-year horizon and like what they see and are willing to plop down some extra cash?

This will drive a lot with regards to ability to self manage etc.Value/sell value of each house - both right now, and outlook in whatever time horizon you think a sale might make sense?

At that point, I can bring all parties to the attorney's office.My first real estate deal is on the horizon.

Possibly more foreclosures on the horizon from all these houses that sold recently at record-high prices.

I grew up in the Louisville area and moved away several years ago.There is a possibility of my family moving back to the area in the 5-7 year time horizon, so I wanted to start to get acquainted with the real estate scene. 

However, it doesn't take a lot of tweaking to adjust your business plan to more of a -buy fix rent then exchange later- model with the intent to hold for "productive use" and a slightly longer time horizon.  

I really don't like the investment horizon right now, personally; I do a lot of reading about the market (US and global) and various corporations, and I guess I just got tired of being an invisible cheerleader who had no real say in what was happening with his money.

For reference, I think if you look at the market performance of many larger funds over long time horizons decent ones compound at about 10% - 12% at least if you look at the last 10 years.
