I would probably pay to replace the pump once but after that it would be a wrap and if the filter explodes and then the pump burns up any pool guy is going to tell you that the filter tank exploded bc said person responsible for maintenance let the thing go not cleaning it on the proper schedule.In my current situation I have a live wire tenant, but an awkward situation none the less because they have lived where they are currently residing for four years.What I am learning on having a tenant that can pose as a potential problem this is my first one is that everything is subjective and what would a judge decide if presented in court.

We don't have neg am loans any more and while stated loans are creeping back up, ATR (ability to repay) rules, AMC's for appraisals, and other measures in place should at least mitigate the fake valuations from exploding and tanking the market.

Did not have a problem the first year and a half, then things kind of exploded and within about 3 months we went from the first report of gurgling sink to things totally backing up.Property is in Salt Lake area, so we experience all 4 seasons, but fairly mild winters since I have owned it.I can't think of any other pertinent info, so hopefully that gives a good idea.
