Hello Everyone,So after months of hard work I got a call off of one of my bandit signs for a 4/1 home that is owned by an elderly women who downsized and is renting the house to a couple. 

Make sure that the 93 YO lady is represented by an attorney... you don't want to be low balling the elderly .. our comment  Overwhelm ( save that for later) infers a negative connotation and for that reason if was an investor it would be like Shark Tank   For that reason I am out !

I am pretty sure your elders would NOT say the real estate business. 

The current owner is an elderly single lady and I'm guessing she is going into a nursing home....not so coherent.   

Lastly - if I rent out to elderly people and say one of them passes away in the house due to either old age or illness does that have any bearing on me as the landlord, my assets and/or that property?

Just my advice but there are a lot of potential issues with your plan like doing business with family and the Elder investment fraud and Financial Exploitation regulations.

The story the scammers usually use is they are out of town, some emergency and beware if they tell you they are a church elder, then ask you to do a drive by.

The sellers are an elderly couple in poor health and have conveyed to me how badly they need to sell the property.

The neighbor is a very elderly woman who happens to have greedy kids.  

I am a commercial appraiser  in southern california and we were asked to value a portfolio of 13 properties (all in california) on behalf of an elderly couple getting a divorce. 11 commercial and 2 residential.
