Premium raw lot in Los Angeles, no access...YET!!!

Howdy all.  Wanted to take a poll of sorts, and feel out how people have approached getting access/easement through another's property.  I've read up on the typical routes, but was wondering what creative things people have done to help their efforts.

I've got the potential to buy or wholesale a sizeable, buildable lot in the hills above Hollywood, but it has no easement at the moment.  The neighbor is a very elderly woman who happens to have greedy kids.  The assumption, and from previous conversations with said heirs, is that they'll be selling asap after she goes.  This assumption leads into another, that they would likely entertain the idea of more money for an appurtenant.

Success rates with applying for "easement of necessity"?  Did you bypass the neighbor altogether?

I know this will be some work, and probably time, but payout would be huuuuge  Maybe it's time to upgrade and just get this on BP marketpace. :)  Thanks, all!

Search on "flag lots". More likely you have rights to get to your parcel.
