The father was home with the baby when I showed and I literally had over 15 people waiting outside when I got there and had to bring them in one by one to avoid disturbing the baby.  

These meetings are being held to discuss short-term / vacation rental property – their use, location, noise and disturbance issues, parking, etc.

By that I mean a tenant who moves other people in, disturbs the neighbors or the city, has unauthorized pets or otherwise behaves in an undesirable but difficult to prove way.

Or split utility costs with each roommate paying a utility deposit upfront and/or adding their name to the utility bill.Have a strong lease with occupancy limits (including overnight guests-- it's a roommate lease, my city allows roommates to specify this), quiet enjoyment/don't disturb neighbor clauses, verify a student's court record search for evictions and criminal history (they might be young, but still can have them), noise rules, and a strong disclaimer. 

Hello GeorgeI wish I could see your project to give you a better idea,,,plumbing jobs are like people ,,,no 2 are alike,,,Moving or disturbing original drains and water lines can be tricky,you must proceed with caution like a surgery,,,,no place for amateursYou also want to consult an experienced tilesetter for the creation or altering of a shower pan,,,,they must be perfect and sound,,,,If your going to go that far I strongly suggest upgrading to a Moen shower valve with integral shutoffsI would consult a family owned plumbing company with good refferals from a local supply house.Having said that ,msot of these folks want to supply there own materials and do a "turn key " installation.Interview them on the phone and have them over to give you na accurate price quote for the comp[lete job.This way you both know how long and how much.It also gives you a chance to say yes or no ,,,yay or nay.This is how I conduct my business and I havent found a better way.Everyones on the same page,,,,Hope that helpsDD

I see no issue to your tenants they are not working on or replacing the siding, it's only when it's disturbed. like drilling into it or removing it that proper safe guards are done to contain and dispose of.

As long as you don’t disturbed it (make it airborn) there’s no issue.As for removal of siding, there’s no need.
