@Logan Lambert well my section 8 tenants that are currently in there are living pretty thugged out and I’m sure that when I need to recover the unit that it’s going to be significantly damaged due to the fact that I had an inspection done three months ago and wasn’t happy with the pictures I received.

But it also comes with more risk in terms of evictions and damages - which you can never collect for.But STRs don't have any issues with evictions and damages are typically covered by the STR insurance or sometimes the Property Management company has its own insurance too.The other thing is that, on average, STRs tend to generate more income than LTRs.

I have some auto-denials in the "review phase" based on landlord reference such as numerous late pays on rent, numerous documented lease violations, and move-out damages exceeded collected deposit... but still have yet to enter the "landlord reference/review phase" of my screening process due to the details on their CBR's as noted above.

I pay their outrageous subscription fee (I think it's currently $695 but seems to go up annually, clearly they hope hosts move away from it and I am suspicious that my ranking has gone down because I am still on the subscription model) and my effective rate is 3.36% because they charge their 3% on taxes too (which mine are 11%).
