I have a home that I've been living in for 5 months with an FHA Loan and was thinking about renting out one of my spare bedrooms while I still live there.I know the FHA requirements is that the home must be owner occupied within 60 days and be the owner's primary residence for at least 1 year which would not allow for renting out the whole house.

Another house I did lose my lunch and could get out of the house fast enough.Yet another house had serious hording issues, trash was compacted by walking on it in the pathways inside the house. 

I guess this year alone has been a bit of a success story but Ill spare you and only discuss my most recent success, a 50k wholesale deal. 

I have been listening to podcasts, reading books, and doing everything i can in my spare time to understand the real estate investing world and I feel I am off to a great start in terms of understanding the process and moving parts to make deals. 

I tried looking for similar articles, but I wasn't able to find anything regarding taking full advantage of section 121 and renting spare rooms.
