Cash can normally command a lower acquisition cost as opposed to loan or owner financing Also I would say more importantly it depends on if this deal aligns with your goals and your strategy and what your exit strategy is.

@Matt Phillips - I understand wanting to include your wife and capture that extra 3%, but what is your opportunity cost of not using an experienced investor-friendly agent that could add value to the transaction in so many other ways, such as leveraging relationships with other agents to get your offer more attention; knowing which agents have integrity and which ones are shady; helping to steer you to the right parts of town and away from the bad stuff; helping you identify the best value add opportunities and which upgrades in your market command the best returns - I could go on.
