The upper tenant, being evicted, was running a dog rescue out of the apartment and not paying rent (5 caged pits and some little thing running around), the lower, who had a husky, bought another husky and they in turn had a litter of 3, and then just a lab in the back unit.

It is all in the chemistry and having realistic expectations clearly defined that will determine your investing rewards.Get wife on board.

I aced college level physics and chemistry and calculus 1 & 2 in High School.

I had planned to spend the year working in a cancer research lab while I applied to schools but now find myself starting from scratch at something I have really only studied in theory.

I have spent the last week digging into AirDna, Mashvisor, All The Rooms, Price Labs etc (oh my!) 

I am on the Lighthouse program since I own the property management company and our annual revenue qualifies us for it for next extra charge (although Beyond is more expensive then Price Labs, unless you're in a lower period). 

If you don't mind taking that risk, then you'll be able to provide a market that others are not servicing and probably have longer-term tenants because fewer other places to go.I, personally, target renters with a well trained large family dog as I went through a very difficult time finding a rental when we moved to a new area with our 75-lb lab, so we focused on single family detached with nice fenced backyards.
