I foresee many of the condos banning it soon thus decreasing the amount of units available on the site, so buying the entire structure like you are doing is a good idea.

Only 6 units so far but it's working well enough (but I could also see how managing remotely could be very bad as there are enough headaches managing locally).Interesting note, I think Airbnb's algorithms look for bots/scammers, and I think my behavior of polling a bunch of landlords was identified as spam, so they perma-banned me.

They can easily ban or put a limit on rentals in the building with just one vote at a monthly meeting.

I could put a statement/ warning in my lease banning using the room as a bedroom, but as a finished basement, tenants will still want to sleep down there as its the largest bedroom in the house and has a bathroom.

Mainly because your home is pretty much ready to move in, but that's (a) the first thing they see when they drive up and (b) an immediate expense - in addition to buying the place - that they'll have to incur.

The key point my attorney made was that bedbug cases are a relatively new problem (they got almost eradicated during the DDT days, but then slowly bounced back since the DDT ban), so courts/judges are quite unpredictable and often end up siding with the tenant.
