During that period I would really start scanning zillow or any other site to educate yourself on what properties cost in the area you want to buy. 

Download into excel or a crm and them scan for the duplicates. 

Driving around the city, checking KSL, calling real estate agents, calling absentee home owners from PropStream, scanning MLS, calling foreclosures.

I would definitely scan the list for some of the smaller, quieter communities in your vicinity.
