Since DSCR loans are now a thing, I think it makes more sense to get a 1099 job and scale your income faster. 

Wholesaling land, houses etc is a very tough unless you have a substantial buyers book ( this for beat up houses) your marketing time is cut down to what your original contract dictates.

It also needs to be at least 50 miles from where you live
