@Casey Hamptondon't partner - too small, too complicated.you should both just save up to afford your own individual house hacks.

Should I just sell the house in PA and buy something affordable in North Carolina?

Out of state in Raleigh,NC(Have a friend here)In southern California(orange county) not able to find any thing affordable in our budget.

This will keep it affordable for you but will always have high rental demand. 

It was a balancing act on my end, I had to buy furnishings that were tough enough to keep up with the abuse of my guests, but affordable enough to not break the bank.I have put together a list of items for when I purchase a new STR, and would be glad to send it your way if you want to PM me.
