Set a market rate for the rental, and rents pay into the LP account from which the mortgage and expenses are paid, you set aside x% every month to accrue for future expenses, and after a certain period, pay each investor back something from the "surplus."

Out of curiosity how much did you pay for his conference, and did you purchase any additional training?

The whole ordeal took several months so he accrued a debt of couple $100.

I looked at prices from 2006-2008 the other day out of curiosity, and it looked pretty easy to find multi fams within a half mile of Davis/Porter for under $500K.  

This is more out of curiosity than anything, but it sounds like the Fair Housing Act makes it illegal to have discriminatory advertising against a protected class, gender being one.

But, they did warn us that they were still under construction and it certainly wasn't a working factory at that point...but made the hour-drive anyway just out of curiosity. 

That means getting trade-lines closed that keep accruing missed payments.
