In Santa Cruz County, especially in the mountainous and rural areas, many properties lack the necessary expansion fields (space) due to factors like size, slope, groundwater, and zoning restrictions.

Looking at your current scores and income it would not be feasible to rent anywhere in Metro Atlanta or purchase so that option is off the table.

This area has a lot of short term rentals because we draw a lot of tourist looking to see the mountains, hiking, or biking.

Best bet starting out is to partner with a GP who can bring some experience/track record to the table.

They will look at properties for us without payments because we are repeat customers putting food on their table. 

That's true with STR rules in Colorado -- Colorado Springs and Denver, most mountain towns, all require $1M. 

Did you have to bring 100K to the closing table before seller gave you a note or the seller is on LLC with you for now?

Questions I'd be asking myself are:1) What value can you bring to the table as an agent (with examples)?
