Was it more of good luck don't waste your time, or was it you will not be approved for an EIDL because of reason A,B,C & D? 

.- area with decent schools- something affordable (around or less than $200k)- a 3+ bedroom 2+ bathroom single family home- a B- or better area (first time property manager here)- something with healthy cash flow AFTER I move out of the house hackI hope to finance with an owner-occupied loan, so I can use the bulk of my capital to possibly force some equity into the home.

@Patrick Menefee We also checked in with all of our tenants and they are all good for April rent (20 units, mix of A, B and C but mostly C).

With my limited experience, I'd consider it a B property. 

But that’s typically worst case scenario , what if, I ask myself when I go through plan A, B, C, D when purchasing an investment. 

We found a 2-unit student rental property for $300k near a college in a B- class neighborhood.

I'm currently stationed at Aviano AB Italy.

A 1000 square foot home in a B area and a 1900 square foot home in an A area so the cash is significant.
