We plan on living in the house and doing most of the fixes and renovations ourselves.

Then start shopping for houses, don't engage in FOMO or real estate agent pressure. 

I have a property that I could sell for somewhere around 400 K with owner financing.

Pittsburgh has to be one of the best markets for house hacking so we are definitely blessed.

There's no workaround for bringing it in house.

We have a house in an opportunity zone in Texas that we bought in 2015, lived in for 3 years, and then made a rental in 2018.   

There may be a couple of houses on the block that do not have driveways so this may not be the only one.

I am currently house-hacking and will have an empty room.
