I second what has been said about using a HELOC to help fund your purchase and rehab.

Regarding all of that work, is there anything you think could be automated that would either free up your time to close on deals faster or help you profit more on a deal?

Determine what type of property you want to buy - What Zip code, what condition homes, price range, etc.Contact 3-4 realtors that helped buyer agent buy the type of homes you are looking to buy.Then go with the 1 realtor that you connected with the most.

There are spreadsheets that can help (I do not have one).  

When I see good deals I tend to jump in vs. waiting for this option but I still think this is the best option if you can afford to wait.2) Take out a loan from my 401K.
