Then use a web based application taking service like rentmarketplace dot com to take applications and do credit check.Read in the landlording forums on how to screen, write your ad (besure to put your written requirements at the bottom of your ad so applicants know before they call).In time you may decide to turn over management to a property manager, or an agent.

Hi all,My name is Ray Southern and I'm looking to break into the world of REI.I've been a web engineer in Chicago for going on 15 years now, almost completely self-taught.It's been a great career, but I need to start looking ahead to retirement.I have no experience in real estate, except a condo I bought in 2008 as my primary residence, right before the market tanked.I'm still in the condo, did some refinancing, and plan on keeping it for good (great neighborhood), maybe renting it out if I start a family and need to move.My overall plan?

The program is built out at the county level, contains every county record (residential, commercial, land ect) It pulls and scrubs court records like divorce, probate, eviction, liens daily and matches to property owners in the database to build and store their history of all motivations.

I was told, by a website developer, that it's not a good idea to put rental applications on your website, because of the liability of storing personal information, specifically social security numbers.

You might consider both (asking for references, and scouting the early bird material buyers in different sections of store) so that you have contacts for quick-and-dirty jobs, as well as larger projects.

When I go to Lowes I know everyone there and they know me, the in-store commercial guys will call me when there is clearance/closeout stuff they think I might like, and due to my volume purchases I have a good relationship with the regional sales rep who stops by my office for periodic visits and is a great go-to when I'm not getting the answers I want at the store
