I've really got no dog in this fight, just trying to avoid the mass stereotyping (in supercharged, loaded blog posts) of people living in a strong and vibrant town.

Residential foot traffic is so key to a vibrant downtown so I'm so happy to see so many residential density projects on the boards.

I will start by expressing my respect and admiration for the vibrant community of investors helping one another for the mutual benefit of all here at BiggerPockets.

In general you are going to be 20-25% down on the purchase price and rehab costs (100k purchase + 30k rehab) your out of pocket: $32,500  plus 12 percent and a couple of points.Seattle has a Vibrant and very active rehabbing community and Real Estate Investing groups.
