Wholesale deals do not work with them but since they are use to being landlords seller financing seems to make more sense to them. so assignment of mortgages have been my bread and butter lately.no fancy websites needed, no $1,200-$2,000 postcard campaigns.

I prefer class B and C MFH properties, such as 15, 30, 50 unit apartments. these assets perform great in up markets and provide decent cash flow protection in down markets as people who lost their class A homes in a downturn, move into these apartments. it the bread and butter asset class.

By utilizing my current management companies maintenance team, I don't have to worry about too much repair wise, I just look at the bills online :-) I guess the whole $37 an hour thing is no fun bc they factor in time for materials and labor etc so it adds up.I totally agree with you though Joe, I run another  business daily so it's better for me to stay focused on my bread & butter and let the PM company handle the issues.
