Hi Joseph, I would run a comparison report on both approaches and see where you end up.

It takes a substantial amount of real research to begin to reach the point at which true comparisons between providers and fees can be made. 

If you see comparisons that are a stretch, or you can find more accurate comparison homes, then you may be able to contest the appraisal.

If anything I think those appraisals might be slightly easier since they give more weight to the income approach rather than the sales comparison approach, and he didn't go in any of the units so he wouldn't have had to make any adjustments for unit condition.Or for all I know, it's none of the above.
