As has been mentioned, great photos and amenities are incredibly important.

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

That said I will pray for you that you make it through this incredibly hard time you are having now that you *GASP* read an opposing viewpoint. 

For the cost of ONE lead, you can get a good website going and score UNLIMITED leads for free (or at least for the price of hosting).Guys be smart!

Hello BP community , I am new to real estate investing in the San Antonio area, I have capital to invest in and my credit score is 640 , I plan on using the  VA loan for my personal residence but I want to see other options for a rental property.

I get incredibly inspired by the folks who accomplish more than I do in a given day.

If you can't get someone with a 700 plus credit score within a few weeks of quality leasing the property at the right price I would not keep the property. 

Rent-to-own is great because it mean the person selling the house can charge more and not have to pay for a property manager, plus the buyer can get a home before they have a good enough credit score and/or the money for a down payment.
