This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

For instance I was seeing insane growth and development in pasco county, wesley chapel areas outside of tampa, and actually had a hell of a time finding industrial space in Bradenton FL, so at least on the commercial side of things from my limited experience there didn't seem to be a down turn or softening, so its so interesting to here your take on your local market there as well.

Yes - I believe that odds are better at making an NFL roster than sustained modest six-figure success in wholesaling.Most of this industry is filled with broke no income no job, no assets types who paid a large educational fee to one of the ~5-20 major gurus in the space and will never make meaningful income.

The median home price has more than doubled in that timeframe, but Milwaukee is a fairly linear market, so the neighborhoods have mostly remained the same, but median home price is a dynamic indicator and will always stay current, so you can benchmark neighborhoods against the median for the metro area.Note: in the MF space investors refer to a star rating system. 1 star to 5 stars.
