This is probably a question for an attorney but had a concept I haven't tried that I wanted to float by you - no portion of the rent going to the downpayment but upon execution of the purchase the tenant buyer is "rewarded" with a fixed figure downpayment?

I then called and asked if they were looking to buy properties or if they ever rehabbed.Both of these took alot of time but the reward for me was worth the efforts.I hope this helps.
