I have been looking at what looks like a great deal and may have a lender on board but i just don't think I'm ready to analyze this deal by myself yet. 

One home I oversaw construction going on board after it was 40% complete and the other I lead from start to finish. 

They were 100% on board HOWEVER, here comes the negotiations.

I told my wife that probably the next step to take would be get ALL sibblings on board(and they are) and get together with the attorney.

I had to involve the police when first floor ran screaming at me in my car on a public street, yanked open my passenger car door while I was in it, and entered the car screaming at me aggressively while I was calling 911, (all because we had made every effort to avoid a confrontation with her), but the police only went to warn her, did not arrest her.  

my current employer (a huge PM firm) uses appfolio which is great but their onboarding fees PLUS minimum monthly fees are too high for my private portfolio.are there any cheaper alternatives to appfolio?

I honestly hope I'm wrong and they're on board to warranty their work in writing for one year, but I doubt it. 

It helps to have your wife on board, you guys should make a great team.
