My advice is to stop listening to the people you overheard. 

I have been doing lots of research on real estate investing this year, reading many books, watching videos, listening to podcasts, and scouring bigger pockets for information.

But in your free time I would recommend searching through the forums, reading the blogs, listening to all the podcasts, reading the books and connect with people.

Don't listen to these hacks, just cooperate with your original lender, by allowing them to get loan sold and securitized (90 days or less), and do yourself a favor by letting your new lender or servicer get the loan boarded onto their systems.Once the above takes place (or you've given them their reasonable allowance of time requested), just transfer title to your LLC.
