I am thinking about providing one to make the apartment more appealing, but perhaps not "including" it in the apartment so that I don't have to deal with it if it breaks or if they complain that it doesn't get their dishes clean or something.

FRP panels for walls in wet rooms, VCT for wet room floors, 1x4 screwed horizontally to studs & towel bar mounted to that, *no* soap dishes in showers, high gloss white paint for trim, *no* carpet,

I just believe that big business is worse than big government and I certainly don't want wall street dishing out social security benefits, as they will likely do what they do with all funds, fee it to death with super bonuses, really, look at their record.

Also, when the pest control pro goes on site I have them take pictures and identify all of the contributing factors ... in my case, the tenants lived like pigs, there was trash on the floors, dirty dishes with food in the sink, etc. ... gee, I wonder why they were getting cockroaches?!?

In our area there is a weird rule where if they dont have cable TV they are allowed to put up ugly dishes for sat TV on the building... so well worth the cost!

For those who rent their residential properties mid term (30 days - 6 months), do you do so unfurnished, partially furnished (basic furniture but not towels, linens. dishes, etc, or fully furnished?

I do this to try to motivate them to not be ridiculous with water use (like letting the water run to brush your teeth or when you wash dishes, or take long showers that empty the hot water tank, etc)In all my leases, I have a clause that says all appliances on the property are left as a curtesy, and if they break, either the tenant needs to fix them or buy their own.
