The rent cap and rate adjustment law in CA is not allowed to exceed 10% annually.

It is possible (probable) that the taxes were done incorrectly.Grab a copy of turbotax etc. and punch the numbers in manually and see what you get.it was a loan, you paid them back, and after everything was said and done you took a loss.Whoever did your taxes has got something in the wrong column.

Look at the instruction manual- some of those things have 50-60+ hardware pieces.

@Chantel Gaaskjolen, if I'm letting a lease continue on a month-to-month basis with only a rent adjustment, I will use an addendum.

The listing and the photos looks great and you are posting on all the top sites.I would recommend reevaluating the price to see if a price adjustment will drive traffic as well as consider posting to a site like Facebook Marketplace.I know that our market in San Diego is different than where you are located, but we are seeing it takes approximately 23 days for a property to be leased. 

Talk to your tax professional and adjust your structure as needed. 

However, if you slowly adjust pricing in anticipation of a surge in demand you will experience greater returns.
