We are not sure about our lending options and should we do HML? 

I'm happy to share my experiences with you, hopefully it'll lend a little bit of perspective.

Our current agent is the only agent who has suggested that we try to sell them separately since selling them together didn't appear to work.On the other hand, maybe prospective buyers are waiting to see how much lending rates decline in the next few months and what happens with the Costa-Hawkins proposition on CA ballots this November.  

Bonus if any of those offer free outgoing domestic wires for my lending needs. 

The appraisal indicates the rents will cover 1.1 of the PITI, and the credit is good, with 20% down, solid savings, and a W2 earner (a beautiful lending profile).

However, if the seller is giving you a credit they might lend off the price net of that credit.As for the balloon payment that shouldn't be a problem if you sell the home, which I imagine is the end goal?

There is a lot of uncertainty in the market for institutional capital, which funds a lot of these types of loans. 

There is of course the agents, the brokers, the mortgage and lending side, the title companies but also the whole construction side would be part of real estate.
