Architect(seems very expensive) or architectural designer will be enough?

This would be a hospice home designed to provide more comfortable living in last few days/weeks of life. 

I am married to a successful interior designer who serves luxury clients but can work with me to make rental properties look great for half the cost with her knowledge of what makes the most impact.

I realize now, had we done that, it would have appreciated well, especially on the stock side.On that theme, if you have very long term designated reserves, I think you are the captain of the ship.

STR are very competitive today and investing in a well-designed home is key to your success.

His rehab costs were less than what I Typically pay to paint the interior of one of my rehabs.  

The management LLC does literally all management activities-- hire PMs, hires contractors for renovations, hires the legal experts for other stuff, buys STR furniture, hires interior designers for STRs, hires pest control, etc.

They do offer weekly classes and etc but I feel that the way it's set up it's designed for you to do more schooling then actual bidding.

If it is mostly smoke damage to the interior it will be ok, but if the roof caught fire and burned away that's a whole different ball game.

Relatively minor interior renovations.
