In my initial explorations I like to get a couple deals on paper to know how to quickly analyze in, and what to expect from a market before making any actual inquiries. 

First applicant for my first property just arrived.  1BR/1BA condo, has been on the market for roughly 40 days with no serious inquiries until today.

I created a Inquiry Form to start.

Look at your credit report(s) and you'll see them (Wachovia or Wells Fargo) listed under "Account Review Inquiries".

I highly recommend you bring your utilization down from 4% and work your way down to 2.5% (make sure your payment is submitted 2 days before your credit card company's statement date).I've seen 680s jump to 750 within 3 months.If you have debt it is best to hire an attorney to deal with it or fight the debt yourself and require a written email stating they will remove the inquiry from your credit report after you have paid X% of the debt you owe (you can usually settle for a huge discount).

Cleveland is one of the markets I occasionally get inquiries about. 

I place my credit score and income criteria in all of my ads and it has generally cut down on inquiries from ALL candidates who wouldn't qualify.
