First applicant, first property

First applicant for my first property just arrived.  1BR/1BA condo, has been on the market for roughly 40 days with no serious inquiries until today.  I'm thinking the reason I haven't been getting any hits has to do with the time of season, and my rent is probably bit on the high end.  My first applicant was very forthcoming about her situation.  Essentially a college student, she would be relying on her parents to co-sign as her income is too low to meet the 3x requirement.  Has admitted her credit will be 600ish.  Her parents seem very engaged in finding her a safe place to live.  I know this sounds like a textbook denial on paper, but she seems like a nice girl with a financially supportive family.  Thoughts?!

why would you deny her? Students wont have jobs or credit. Use her parents as  co-signers and get one of them approved via the normal way. 

I love my student/co-signed units...  I know mom/dad will step in if anything goes wrong!
