Homes in nicer neighborhoods that produce consistent (albeit lower) cashflow, appreciate and are able to be left as a legacy will be in different neighborhoods and/or markets.I'll finish with a comment on turnkey providers. 

We have been using several different VAs to do our cold calling for us for about a month now, and they are not producing, their dials per hour are always off and we cant seem to find out why. 

It's having the mentality using leverage to increase the income, which will than accelerate the debt payoff of income producing assets all the more faster.

I had an existing portfolio producing about what I needed to live on along with a comfortable nest egg to invest and live on if need be. 

Once purchased this will be a headache in terms of property management and repairs BUT it is currently producing. 

We have a great relationship with a team that’s a top producer in the Sacramento area.

However, some are very time consuming and produce limited results or can be expensive.Now this might not be for you, but there is a far better way to reach this people relentlessly month after month until they are ready to sell.

This increase will make it MUCH harder to find and buy positive cash flow producing assets.My questions for the community:1.

A $100K property purchased with $40K down of IRA money ... producing 10% return would generate a tax bill of between $0 and $200 per year depending on the deductible expenses.   

Who said he ordered the material for the rehab but still has not produced it after weeks of saying he did.
