There is some in 27610, but not in big quantities (13 in April, 23 in February, etc.) and all other zips are infills, not subdivisions.

And our property management company said it is harder to manage because it is by-the-room leasing which requires specialized software and also requires higher deposits due to higher expected damaged and also most of the leases expire at the same time around June/July.Additionally I was told that the you need to provide more amenities and the ones you provide have to be of larger quantity.

As for quality over quantity... it all depends on your investment style and the kind of person you are (slumlording is not for everyone).I would recommend trying to find a good median that you can handle.

You can get this information by searching your county's eviction filings (usually online), then pulling the plaintiff's name/address up in the appraiser, then you have a targeted and hopefully more effective mailing list.I know you don't want to look up leads in the property appraiser, but a relatively small quantity vs. the cost-savings of a larger mailing list.
