Have a formal appraisal of the land produced, and then hand that to your CPA for valuing the LLC. 

People who intend to be more on the active end of the spectrum need to decide if that means setting up a more formal real estate BUSINESS.  

I live in Bayonne border line Jersey City where it is extremely expensive (and taxes are through the roof).

Because not every 'team" has the option to enter into a formal program for training.

There are lots of different types of "dementia"...it sounds like they are moving toward the adjudication process of formal guardianship, which is likely the right thing to do.In the interim, you can explore different types of guardianship, like "ad litem"...just consult with an attorney and I'm sure you guys can figure something out fairly quickly. 

A staged lease-reading followed by a Q and A is much more the kind of training and performance exercise you need in the landlord-tenant relationship.Of course, once you get up past a certain number of tenants, holding these kinds of formal lease-signings is going to get very hard to handle and/or you're going to get sick and tired of showing up.

Yeah that is an area known as the base. those are all formally military housing in there from when the airport used to be in Air Force Base.

The windows are bordered up and sometimes i see construction workers go in and out but not enough to the point where its is going to livable in the next 6 months.
