What can be done or does anyone have any experience using a VA loan after separating recently?

Traditional bank loans can be slow and have strict requirements, while hard money and private lending seem to offer more flexibility.For those who’ve secured funding before, what’s been your experience?

I don't have a lot of experience, but I do have the ability to exchange my time, so that could be a form a currency that benefits them. 

Is the property just a regular-style house or something you can build an experience around?

@Anthony Zotto unless you have a LOT of landlording experience, do NOT buy w/o tenants signing a lease!
