With the amount of cash you have on hand the numbers you are mentioning you can do much better with ROI

My best recommendation would be to find someone who is doing something similar to what you hope to do in the space and have a coaching call or two.

What some companies do and maybe something you should try is setting up a split payment schedule for them but for a fee and make a little extra scratch. - if you do this make sure it is well documented so that your eviction will not skip a beat if something goes wrong. 

I would like to do some type of loan or HELOC product to renovate the common areas and a few units. 

I am looking at some Repository list properties, due to these being on this list it is to my knowledge since they are from judicial sale they will be provided with a free and clear title.I am noticing 2 things on some PINs either the pin is for a "improvement only" (trailer, garage etc) or the name on the repo list does not match the most recent on the GIS pin.With these situations does that mean if its improvement only you would only own the trailer for example and not be able to do anything with it as the land is still theirs? 

@David Weitzel great deal, and welcome to the forumns, I love the idea of doing a flip on my own street, seems easier to keep things under wraps but perhaps you still had contractor issues it sounds like?

When you say similar pay do you mean amount or will you also be paid the same?  

Whether it be cleaning their properties or doing manual labor.
